“We’re seeing what we’d expect from the typical summer market here in Clark County: An increase in activity all around, more new listings, and robust sales activity. Closed sales were up year over year and month over month in June, and we saw an 8.5% increase in new listings when compared to last June, though that was down from May, which is not unexpected. It’s important for buyers and sellers to remember that we’re not in the frenzied COVID-driven market we saw from 2020 – 2022, we’re also not back at what we would have considered normal in 2019.
So, take a deep breath, and remember that while the market conditions shift, the fundamentals stay the same! Accurate pricing is paramount these days, and while buyers can certainly shop around a bit more, serious offers are still what’s going to win the day.”
