“Clark County’s housing market is showing encouraging year-over-year strength, with double-digit increases in new listings, pending sales, and closed sales compared to February 2025. While price growth has moderated compared to the volatility of the early 2020s, that stabilization is bringing a welcome level of predictability back to the market for both buyers and sellers.
One metric we’re watching closely is average total market time, which has been trending upward since summer 2025 and reached 94 days in February—about three months. With interest rates remaining higher, buyers have less flexibility when making offers. As a result, accurate pricing at the time of listing has become even more important for sellers.
