In today’s market, brokers are so busy that more and more things fall between the cracks. One of the biggest areas that causes liability is lack disclosure and not handling the inspection process properly, resulting in complaints and law suits. There is a lot of misunderstanding of what a broker should be doing and the proper ways in which inspection / inspection issues should be handled and it is one of the least covered areas in real estate education. Don’t be left exposed! This course will help you learn ways to properly:

  • Disclose material defects during your listing
  • Understand how to avoid slandering a property and damaging your buyer or seller
  • Make disclosure to the opposing party
  • Handle Inspections (it probably is NOT what you have been doing!)
  • Handle Resolutions and Concessions or other creative options

John Gillam is a 3rd generation real estate broker. After working in social services for several years, John began his real estate career in Colorado in real estate management and currently owns an office in Durango, CO and has worked for years in general residential, commercial and farm / ranch and property management and he is licensed in New Mexico as well. He began teaching pre-license courses in 2004 and found a passion for working with brokers in realizing the importance of the role they play in their communities. He tries to develop greater understanding of how brokers may better protect themselves and their clients through a stronger knowledge of their relationships, contracts and exploring broader options for their clients and knowing how to best communicate those options.

John continues to be active in his local Board of Realtors, chairing the MLS Committee for 10 years, was a board member for a regional MLS for over 6 years, has twice received the Distinguished Service Award in his local association and currently works with 2 real estate schools and over 25 State and Local Realtor Associations in 4 states as an educator and consultant. He is also a pre-license instructor for Community Association Management in Colorado. He has authored 12 different courses and has been a certified instructor of over 30 different real estate courses in 3 states. Outside of real estate John continues working in the social service arena acting as a Guardian or Conservator for people with Alzheimer’s or Dementia as well as assisting in probate matters as a Personal Representative.  He also volunteers with the Adaptive Sports Program in Durango and has been on the Finance Advisory Committee for the Durango 9-R School district for over 6 years. He is firm believer in giving back to your community and in supporting his fellow Realtors in always raising the bar!
